The valuator was not very strong, and overall market knowledge seemed lacking. Promotion of my property started on a Tuesday evening, clearly not an optimal moment. During a challenging sales process, engagement and proactive support were minimal. When restarting the process, I was told the listing could go live on a Saturday, only to hear later this was not possible. It seems they never manage to publish offers early in the morning either, which clearly reduces visibility. The approach feels more process-oriented than truly focused on getting the best result. On top of that, their document management system is limited: uploading updated documents always requires manual help, and there’s no feature to set a bidding deadline. In short: the idea is good, but execution is lacking. Especially if you expect a hands-on, market-savvy partner who will maximize visibility and sales momentum.

You get what you pay for
You get what you pay for and it is the cheapest option for a reason. The best experience I had was before I signed up, their sales team was great. After that I paid 1600 EUR for a posting on Funda and the professional pictures. The rest of the work I did myself, all the documentation, writing the listing, even when receiving bids the team was so slow that potential buyers ended up calling me, and I called Makelaarsland to ask them to check what they had received! I have sold my house now, but other than the fact you cannot post on Funda without an estate agent, there is no added value here.

Despite paying for a package that promised five house check-ups for €600, the support provided was extremely poor and felt rushed, as if their main goal was to push me into buying quickly so they wouldn’t have to do more work. They consistently avoided doing any in-depth document reviews, likely because it would take more time. In one case, I asked for their advice on a property, and they estimated it at €250k. That same house ended up selling for €280k – a huge gap that shows how inaccurate and unhelpful their input was. Even worse, they advised me to consider a second property without disclosing that it didn’t yet have the proper legal documentation. No responsible agent would suggest a buyer proceed under those conditions. Everything I learned from the coach was already available to me through my own research using free or less expensive services. Makelaarsland’s service is not worth the cost. In my case, I only received one analysis and won my bid on that property. When I complained about the service, their response was that I should be grateful for successfully buying a house in this market and that they fulfilled the contract terms. This is technically true, but it highlights the importance of thoroughly reading and understanding the contract before signing it. Jij hebt gekozen voor onze dienst ‘Aankoopcoach’ en we hebben vooraf duidelijk uitgelegd dat dit geen volledige aankoopdienst is en dat je tijdens het proces bepaalde handelingen zelf moet oppakken, waarbij Makelaarsland op de achtergrond coacht. Daar zijn de kosten ook op gebaseerd en bovendien is de kostenstructuur zo opgebouwd dat je alleen het volledige bedrag betaalt als er ook daadwerkelijk een woning wordt aangekocht. Als het na 5 analyses niet zou zijn gelukt een woning te kopen, zou je slechts €600 kwijt zijn geweest. Nu lukte de aankoop gelijk na de eerste analyse en voelt het wellicht duur, maar het is niet fair om Makelaarsland daarop af te rekenen. Dit was allemaal ‘part of the deal’ en wat ons betreft is de opdracht juist heel succesvol geweest. Wij betreuren het dat je het zelf anders ervaart. Hopelijk ben je wel blij met de aankoop.
