Amazing concept

Amazing concept. I’m a new host and superhog covers off the rental agreement by online review and signature. It verifies that the person signing is legitimate. If the name matches the booking name then I can have some faith that at least somebody is responsible. I hope the bad reviews here from guests is a reflection on the legitimacy of their bookings. I would not be comfortable to rent the accomodation out if it were not for the superhog concept. Alot of complaints are about a damage deposit “hold” and associated transaction fees, which are a result of hosts asking superhog to carry out this task, but I opted not to require superhog to carry out this function at this stage. As a host, I am prepared to pay superhog a fee for each confirmed ID match and signed rental agreement and I will cancel any booking where the guest does not complete the process. The only thing I would say is that the brand name is not well matched to the concept but I realise that is being addressed in the new year

Property review

Property Review: We stayed at their property 175 battersea highstreet for 18 days, and while the area is well connected with plenty of restaurants, shops, and public transport options nearby, there were several issues with the property that future guests should be aware of. We have organised our feedback which we hope to help the owners to improve their services and for those who are looking to rent the property to be aware. Location & Safety: The property is conveniently located, with buses to Central London less than a minute’s walk away. The area, though generally safe, does have a few homeless individuals and some drunken people around at night. However, we had no significant safety concerns during our stay. Property Condition & Access: The building and rooms appear to have been refurbished, which is a positive aspect. However, there were hand prints on the walls in the room. The main entrance door is problematic, as it requires a hard push to open and often gets stuck. Additionally, the key system is confusing. There are three separate keys, and it’s unclear which key locks or opens which door, making entry and exit unnecessarily difficult. Misleading Advertisement: One of the biggest issues was the misleading advertisement of the property. The listing made it seem as though the kitchen was part of the room, but this was not the case. The kitchen is actually shared with two other rooms, which was not made clear in the description. Furthermore, the kitchen lacked basic cleaning supplies, and the room itself was not equipped with any either. The property did provide towels, but there was no place in the bathroom to hang them, which was inconvenient. Laundry & Maintenance Issues: The property does not have a washing machine in the kitchen, contrary to what might be expected. After inquiring, we found out that the washing machine is located on the third floor, but accessing it was a challenge. After washing clothes, the door to the kitchen would often be locked, making it difficult to retrieve our laundry. We also experienced several maintenance issues during our stay. The roof leaked water for two days, and when the landlord and agent came (without notice), they didn’t seem to know how to fix it. This lack of notice was a recurring problem, as the landlord also entered the property without permission on another occasion to conduct maintenance. The workers left a mess behind, with dirt all over the floor. The landlord’s agent even attempted to enter our room without permission but was stopped before they could. Cleanliness: The cleanliness of the shared spaces was another major issue. The kitchen frequently smelled bad due to other tenants not cleaning up after themselves, and flies became a common problem. There was no cleaning equipment provided, and with no cleaners coming by, the shared kitchen became quite unhygienic. Someone however had later on after few weeks came to clean and organise the kitchen, the smell however remained due to tenants. Management & Communication: The management of the property was frustrating. The company overseeing the property, SuperHog, required a £500 deposit on top of the payment made through Airbnb. Although they mentioned an exception would be made for Airbnb guests, they continued to send reminders about the deposit up until the day of check-in. Communication was further complicated by the fact that there were multiple agents managing the Airbnb account, all named Richard, which made conversations confusing and impersonal. There was also a noticeable lack of coordination between the landlord and the agents. Noise: Finally, it’s important to note that there is a restaurant directly in front of the property that stays open from early morning until late at night. The noise from the customers is loud enough to be heard clearly from the room, which may be disruptive to some guests. Conclusion: While the location is ideal for short stays and easy access to public transport, the misleading advertisement, maintenance issues, poor communication, and lack of cleanliness make this property difficult to recommend for longer stays. We suggest this property only for those looking for a brief stay and who are prepared for some inconveniences.

I thought I had booked thruogh Booking.com

I thought I had booked thrrough booking .com and not a third partty. Whilst I don't object to paying a deposit o for any damages so caused. I do object to several of the clauses within the so call agreement. Their is no way to change the agreement. Nor is their any way to determine if and when an inpection will be undertaken after the hire. The extra costs approtioned to superhog for the so call service should be borne by the property owner and not the guest as it i the property owner discretion not the guest who they want to underwrite the guest with. Suggest you don't use any property that uses superhog.
