When I relocated with work I was set up with a Dwellworks agent to help me find a permanent apartment in London. She was absolutely awful. From the get-go she was pushy and inflexible –I had the feeling she wanted to get me off her plate as quickly as possible with the first apartment that more or less fit the bill, instead of helping me find a place that truly worked. When she set up viewings for me she gave me wrong addresses and incomplete or incorrect contact info for the real estate agents. She was a total nightmare to work with and a huge waste of time. Avoid at all costs.

Avoid Dwellworks at All Costs – Especially Kelly Sted & Mohammed Shaheed

Our experience with Dwellworks has been a complete nightmare. From the beginning, they demonstrated gross negligence, misrepresentation, and a complete disregard for tenant safety and legal responsibilities. Kelly Sted and Mohammed Shaheed in particular played central roles in the dysfunction, repeatedly providing false or misleading information and refusing to address critical habitability issues. We documented ongoing plumbing leaks, sewage odors, pest infestations, and structural cracks—some verified by licensed inspectors and even a city utility supervisor. Yet Dwellworks failed to take proper action. Repairs were either delayed, improperly done, or never completed. In some cases, they relied on unpermitted or uninspected work, falsely claiming it had passed city approval. After being told our rent was paused due to confirmed code violations, they later demanded retroactive payment without any legal basis—a likely violation of California Civil Code § 1942.4. They misrepresented the situation to the property owners, falsely blaming us for rent withholding, when in fact they had explicitly instructed us to stop paying until repairs were completed. Mohammed Shaheed—despite being a licensed California real estate agent—repeatedly ignored questions, deflected blame, and made excuses for vendor delays instead of taking responsibility. Kelly Sted consistently avoided accountability, failed to follow through on commitments, and left us in unsafe conditions while pretending to manage the property responsibly. Adding to the misconduct, Dwellworks even began using our rental address for business marketing without authorization—raising serious questions about data misuse and regulatory violations. If you’re considering working with Dwellworks or any property “managed” by Kelly Sted or Mohammed Shaheed, do yourself a favor and stay far away. Their actions have led to multiple formal complaints with the California Department of Real Estate, the State Bar, CSLB, and local code enforcement. This company is not just unprofessional—they are reckless and dishonest.

I recently was contacted by a Dwellworks destination consultant named Kat Sharpen. Kat indicated that she had a client who was interested in renting my place. I arranged a walk through for Kat and her client. They seemed happy. Kat and her client left and I asked them to think about it and get back to me if the client wanted to rent it. The following day Kat messaged me indicating her client was interested in renting my place. Given the positive result of the viewing and the indication that her client wanted it I advised other parties that the unit was taken. I forwarded the application so that the lease could be prepared. Today I found out that her client has rented another place without the consideration of calling me and advising me he was still looking. Kat would have know this yet she did not have the courtesy to let me know. For this reason I do not belive that Dwellworks nor their contractors is a Company who makes agreements in good faith.
