A Nightmare for First-Time Buyers - Abbey New Homes Are Completely Unethical

Abbey New Homes - Selling through Wards & Newhomesforsale.co.uk We were first-time buyers and our experience with Abbey New Homes was an absolute nightmare from start to finish. It was stressful, dishonest, and outright unethical. From day one, we were constantly pressured and threatened to exchange contracts, even though Abbey New failed to provide the legal documents they were required to. These are basic legal responsibilities that should have been sorted before anyone was allowed to move in, yet somehow they managed to dodge accountability. We later found out that most other buyers on the site had used the developer’s own solicitor, which may explain how they pushed things through — we thankfully didn’t, and now we can see that may have saved us from signing something under questionable circumstances. The home demonstration was shocking — the property was still dirty, the garden was in a terrible state, with uneven, muddy ground covered in what looked like the cheapest turf they could find. It had been rushed through to meet their financial year-end deadline, not to meet any reasonable quality standard. The garden was supposed to have a slight, barely noticeable slant, but it was so uneven and poorly laid it was hard to believe this was a finished product. The fencing had visible gaps, and when we raised it, the site manager shrugged and said, “It’s just one fence on top of another.” No accountability, no offer to fix it. The quality of the house overall was incredibly poor, with cheap finishes and sloppy workmanship. We were misled into thinking the property had become affordable when they dropped the price online, so we made an offer which they accepted. Then the pressure started. They kept pushing for a quick exchange despite their failure to provide the required documents. Eventually, they pulled out of the sale, claiming we hadn’t met their financial deadline — but that deadline had only been missed because they didn’t have their legal side in order! What made things worse — and even more underhanded — was that our reservation hadn’t expired when they pulled out. They actually put the house back on the market without even informing us, all while we were still trying to decide if we could possibly stretch to the 5k extra they suddenly demanded. We only found out the house was back on the market because we saw it listed again online. They didn’t even bother returning our reservation money until three weeks later — and only after constant chasing. In short: they strung us along, pressured us, misled us, and then tried to squeeze us for more money — all while holding onto our cash and advertising the home to someone else. It’s outrageous behaviour, especially toward first-time buyers who are already overwhelmed by the process. If you're thinking of buying with Abbey New Homes: DON’T. They do not act in good faith, they cut corners everywhere, and they clearly have no respect for buyers. This was one of the most disheartening and unprofessional experiences we’ve ever had.
