It can’t be that bad, oh yes it is.

I moved into Resi home on January 31, 2025. I moved into a brand new construction. Yes, I read the reviews, but I thought a new construction home I shouldn’t have issues, wrong! There are a few things with the home that has turned me off recently. However, I can see beyond the small picture of things, and say hey this isn’t my personal house. For weeks, I had to keep the air at a very low temperature to keep us cool. Finally, I came home to 80 degree house, I submitted a maintenance request last Friday. We sat without air until Monday. The warranty company stated that the property manager could possibly find some ac units, as she has been in contact with her. The property manager never contacted me. I went up to the office, she didn’t answer the door and the door was locked. I finally sent her an email when I realize she was not going to contact me. She responded to the email a day later at the end of the day like 5 ish with saying I can purchase portable ac units and they would reimbursed on a Saturday after 5. Of course I had more questions, and I know she would not be in the office on Sunday. Fast forward, maintenance came on Monday afternoon, and stated the “air is fixed”. At first, it did appear to be fixed, however after the day has went on, we realized the house was not cool as it was previous to it going down. I emailed the property manager because now I’m keeping a paper trail for my complaints. She has not provided me with any resolve, or any of the items I have brought to her attention. Due to Resi home faulty system and probably the people that put in the system, I now have an almost 500 electric bill. We have asked for compensation and sent our bills we normally pay to show that the usage has been high, and we have not even got a response to some sort of resolve to be fair. This company customer service is so bad, and property manager or her supervisor has no urgency. We sent her an email previously in May, and she never responded to the email then. Last month I paid the rent early and I sent her a text just asking her about the water bill not being on the rent, she never responded to that. We have no screens for our windows, safety hazard for my grandbaby. I should have followed my mind but I will be proceeding with making a better business bureau complaint, and contacting the Georgia consumer division. For anyone going through this, don’t stop with Resi home. I will write until I get the things I want, and at this time that includes ending this lease. I refuse to be uncomfortable and every month I’m paying 3700 in rent and fees.

Never Use This Company they are liars.

Pleas if you see a Resi home anything run in the other direction they will not work with you. They got me on the hook for over 5 Grand, and I will not be paying it. It was a bad experience all around. Please DO NOT RENT FROM THESE PEOPLE EVER!!!!!!!!

I would leave zero stars if I was able. The property manager was never there We never received a key for the door going from the garage to the house The battery-powered lock on the front door wasn't working and they gave us two keys one worked one didn't We went out one day took a key going to garage can't get in through the garage pinpad not working and the key didn't work. All my work orders were canceled and the day after we moved out they had the lock repaired The thermostat was in the kitchen so my electric bill was over $200 One of the people from the HVAC company came out and said the thermostat needed to be moved to the hallway My bill came down $70. No screens in any of the windows so I could not open anything to get fresh air because if I did animals and snakes and bugs and pollen and possible intruder could come in it's written in the law in Florida in chapter 83 that the landlord must provide screens at the beginning of the tenancy. They kept my full security deposit not because anything was wrong but for the early termination fee which is not allowed when the house was uninhabitable.Bugs coming in underneath the patio doors I went on the portal and wouldn't you know all the work orders I put in were gone it's a good thing I took screenshots of everything Nothing but lies The property manager consistently denied saying things and maintenance man did come out once but did not bring any tools. The day we moved in another maintenance person was painting the house inside with a 5 gallon bucket of paint no drop cloth no screen for the roller dipping it in and putting it on the wall and said he was watching a YouTube video how to do it. I gave them 60 days notice We were terminating our lease early and then 7 days to comply with chapter 83 listed all to deficiencies they ignored everyone My neighbors said it was so bad they skipped out during the night then they tried to threaten me with a notice to quit and you can't do that If your current on your rent. All they want is their money they put up no parking signs but it's a public road it's not a gated community anybody could park there and they are not allowed to put signs up that's up to the county just like they water when they want even though the county has a limit one day a week. They have no legal grounds to keep my security deposit for the early termination fee. "Caveat Conductus".

Resihome or RESICAP Scammers

Resihome or RESICAP DONT RENT WITH THEM. This company has been the worst experience renting ever. This corporation owns many homes and does not take care of them. On day 1 of my family moving in, there was no welcome and nothing was cleaned. Random items in the fridge, roaches, spiders, bugs in every room. I had to pay out of pocket over $600 for a deep cleaning- a job I REQUESTED them to do via email before move-in, they ignored me then REFUSED to reimburse the cleaning fee. The day of me receiving access to this disgusting and horribly managed home, my own property manager and everyone involved was nowhere to be found, unresponsive and has 0 support. When I expressed my dissatisfaction and unfairness to the cleaning fee, they had a lawyer on their behalf to fight my demands for reimbursement and threaten my lease agreement. Then within 1 week the AC unit stops working. I had to wait 4 days in hot Florida weather for repair. They also refused to fix the refrigerator ice maker and told me "new policy states it's renters responsibility". Then near the end of my lease, they sneak in random fees on my rent (over $450 worth) with NO explanation as to what these new charges are. This corporation is extremely negligent, careless to their tennants, lazy, cheap, greedy, and should not be trusted. Once they have your money and signature, you are on your own and they will go out of their way to ruin you. I will remember to never associate business with this company forever.
