Recently decided to try something different by focusing solely on takeout and catering services .to my surprise it has been successful transaction operating catering business is quite different from running a dine-in restaurant on key advantage is that you don't deal with customer directly or face the high cost overhead. Everything about this situationship is awful They purposely mislead you and leave out details. They hide stipulations in the the contract. They tell you're gonna have x kitchen but when you arrive they give you y kitchen that doesn't fit your equipment that you planned to use. Ohhhh and they don't tell you it's required to use Otter for everything which is one of the worst financial platforms ever. Absolutely trash. They continually shut off our channels so we miss orders...they force us to pay a processing fee that we basically get nothing for because their tech is always broken. I've spent hours trying to fix IT issues. The contract states that any improvements in the space have to be completed by CK but when you request quotes or things to be installed on your walls they ignore you. Oh and don't forget the absolute ridiculous amount you have to pay for any extra shelves Oh and have we talked about cleanliness? The facilities are barely cleaned to my standards. Half the time there's not toilet paper in the bathroom. The hand wash sink in the hall has been out of paper towels for at least 2 weeks. Oh and the bait and switch tactics is the sales people is wonderful I can't wait until my agreement is up..don't forget to turn in your notice asap because if you miss a deadline they'll Auto renew you into a longer lease I have nothing positive to say about CK OR Otter. Oh and they can't delete this or block me like they did on Facebook..that should tell you everything you need to know right there

A Predatory Trap for Entrepreneurs. RUN, DO NOT WALK, AWAY.

I am writing this as a warning to every passionate chef and restaurant owner considering CloudKitchens. Do not be seduced by their sales pitch. My experience with their Lawndale (Picnic) facility has been a catastrophic operational and contractual nightmare that feels less like a partnership and more like a predatory trap designed for small businesses to fail. Breach of Contract from Day One The most glaring issue is that we are not operating in the kitchen we signed a contract for. Our agreement was for a specific unit, with plans for our equipment approved. On move-in day, we discovered our equipment wouldn't fit. Their "solution" was to unilaterally move us to another kitchen—a space for which we have never signed a contract or an addendum. The very foundation of our legal agreement is a sham. A Cascade of Gross Negligence This initial breach triggered a chain reaction of incompetence that has actively damaged my business: Lost Revenue on Launch Day: In our opening week, their own delivery robot operators cancelled our first live orders. Their internal systems still had us listed in the original kitchen. Their mistake cost us our initial sales and, more importantly, damaged our reputation with our very first customers. Negligent Installation & Threats: The contract strictly forbids us from performing any installations. Yet, after their own team installed our equipment in the new, undocumented kitchen, they informed us months later that a charbroiler they installed is non-compliant. Their solution? Threaten to terminate our agreement and lock us out if we don't replace it at our own expense. Bad-Faith Tactics and Lies When we presented them with the irrefutable evidence of their own negligent installation, their response was to falsely claim that we had "confirmed" replacing the unit months ago. This is a demonstrable lie, and we have the communications to prove it. Their business model appears to be: create a problem through incompetence, then bully and lie to the client to force them to pay for the fix. The Legal Traps You MUST Understand The "License" vs. "Lease" Deception: Their contract is intentionally written as a "license agreement" to strip you of the robust tenant protections offered under California law. This gives them immense power over you. The Personal Guaranty: They force you to sign a personal guaranty. This means when their operational failures inevitably cause your business to bleed money, they are legally positioned to come after not just your company's assets, but your personal savings, your home, and your future. The "No Exit" Clause: Buried in their terms is an acceleration clause. It states that if you decide to end the agreement early for any reason, you are immediately responsible for all monthly license fees remaining on your entire term. There is no option for a clean exit. Once you sign, you are trapped for the full duration, regardless of their operational failures. Conclusion: This is a Business-Killing Machine. Stay Away. CloudKitchens markets itself as a solution but operates as an obstacle. The constant operational failures, the complete lack of accountability, the bad-faith legal tactics, and the predatory contract create an environment where success is virtually impossible. It feels like a system designed to lock you into a high-fee agreement, wear you down with problems, and then seize your deposit and hold you personally liable when you inevitably fail. My advice to any entrepreneur considering this path is simple: STAY AWAY. This is not a partnership; it's a trap.
